Property purchases

If you are buying a property, either as your home or as a Buy to Let investment, you need guidance from an expert conveyancing lawyer. Property sales

If you are selling, you can ask us to represent you as soon as you decide to put your property on the market. We will then let you have the initial property forms for completion, open a file in readiness and verify your identity. This means that as soon as you accept an offer, we will be able to start work putting together the contract package to send to the buyer’s solicitor.

We know that you are likely to want to complete promptly and we will keep in close contact with your buyer’s conveyancers to ensure that the transaction is moving forward and to see whether there is any further information they need from us.

Leasehold purchases and sales

Buying a flat or other leasehold property is more complex than a freehold transaction. We will need a substantial amount of information relating to the lease and the management of the property, including:

  • A copy of the lease
  • A copy of the freehold title
  • The Management Pack from the Managing Agents or Freeholder including:
  • Three years of the management company accounts
  • Confirmation that the seller’s service charge payments and ground rent are up to date
  • Evidence of the amount held in a sinking fund
  • Details of any large items of proposed expenditure (Section 20 Notices)
  • A copy of the building insurance policy
  • Planning consent and building regulations approval, where necessary
  • A copy of the landlord’s consent to any alterations
  • LPE1
  • Confirmation of whether the Leasehold Flat is in a block subject to legislation under the Building Safety Act 2002.

To get the ball rolling quickly when a buyer is found, you should start getting all this information together and contact your Management Agent to find out how to get the Management Pack, how long it takes and how much it costs.

Newbuild purchases

Developers tend to impose very tight deadlines on new build buyers. We are used to this and can work quickly and efficiently so that you are ready to exchange contracts by the date required wherever possible.

There is a substantial amount of documentation to review when you buy a new property, including:

  • Legal agreements relating to infrastructure, such as roads and drainage
  • Planning consents
  • Building regulations approval and new home warranty
  • A detailed transfer document setting out what your rights and responsibilities are and the covenants which determine what you can and cannot do at the property.
  • Management Company Information and Estate Charges
