Stephen Yates

Stephen is a Solicitor in our Agriculture and Natural Resources team, advising clients on a broad range of rural and property-related matters. With a solid foundation in both contentious and transactional property work, he brings a well-rounded perspective to complex land and asset matters affecting landowners, businesses and individuals.

Having originally qualified into property litigation, Stephen later transitioned into transactional practice, gaining experience across the residential and commercial property sectors. This background enables him to provide pragmatic, commercially-minded advice with an understanding of the risks and challenges that may arise in property transactions and negotiations.

Stephen’s experience includes:

• Acting on freehold and leasehold acquisitions and disposals of residential property
• Advising on the grant and assignment of commercial leases for both landlords and tenants
• Preparing legal documents including Leases, Agreements for Lease, Rent Deposit Deeds, and Licences to Alter, Assign or Underlet
• Drafting Declarations of Trust and managing the severance of joint tenancies
• Advising company directors on personal guarantees for commercial mortgage facilities
• Preparing and advising on Deeds of Easement, Wayleave Agreements, and Deeds of Release
• Managing first registration applications with HM Land Registry

Outside of work, Stephen enjoys both playing and watching a variety of sports, including football, rugby, tennis, golf and squash.
